On-site parking is accessible from the main road. The main door opens on the ground floor to an entrance hall featuring a striking ornamental marble staircase. This floor comprises a spacious sitting room furnished with artworks and luxurious fittings, a dining area, kitchen, a guest WC, and a double bedroom with en-suite bathroom with bathtub. A lower level also provides a games room and a laundry room. On the first floor, guests will find two suites each with a double bed and an en-suite shower room, alongside two further double bedrooms and two twin bedrooms. This floor is completed by two additional shared shower rooms. From the ground floor sitting area there is direct access to the extensive terrace area providing uninterrupted sea views and a covered area with BBQ for outdoor dining, while the large swimming pool offers a delightful spot for relaxation on one of the many sun beds and cabana loungers. Alongside the pool, the annexe offers accommodation for two further guests and includes a double bedroom, a living and dining area, a kitchenette and a shower room. A winding pathway leads from the property directly to Livadi beach.

The villa is ideally placed for exploring the charming seaside resort of Ferma, easily reached on foot, where guests can enjoy welcoming tavernas and well-regarded local restaurants. The nearest beach, known locally as Livadi, can be reached directly from the property. The wider region offers a wealth of attractions, including the long sandy shores of Koutsounari Beach and Agia Fotia Beach, as well as the lively town of Iierapetra with its Venetian fortress and waterfront promenade. Nature enthusiasts may wish to venture north into the dramatic Richtis Gorge or take a boat trip to the unspoilt island of Chrissi, renowned for its turquoise waters and cedar forest.
