    Set in an elevated position just outside the stunning UNESCO Heritage city of Noto, this coastal retreat enjoys wide-ranging sea views. Designed with a focus on light, space and connection to its surroundings, the villa is well suited to families or small groups seeking a relaxing stay in southern Sicily. It offers a welcoming atmosphere paired with scenic surroundings, making it ideal for those who appreciate both comfort and natural beauty.

    The approach road leads to a convenient parking area close to the villa, from which guests reach the entrance via a furnished veranda overlooking the garden. The main entrance opens into a spacious open-plan living area, where the lounge and kitchen are fitted with large windows that draw in natural light and far-reaching sea views. The interiors feature clean lines, local stone and warm wood tones, creating a balanced and inviting setting. From the central living space, two corridors lead to the sleeping quarters, comprising two twin bedrooms and two double bedrooms, each with its own bathroom and French doors opening onto the garden. The kitchen connects directly to an outdoor terrace with a dining table for al fresco meals while enjoying views across the pool and coastline. The centrepiece infinity swimming pool, is surrounded by sun loungers and parasols for long summer days basking in the sun, while a gazebo set slightly apart offers an additional shaded area to unwind amidst the scents of Mediterranean plants.

    Guests are ideally placed to explore some of the most celebrated destinations in the region. Noto, a UNESCO World Heritage site known as the capital of baroque Sicilian architecture, is within easy reach and provides picture perfect views during “golden hour”. Also within reach is the historic city of Syracuse, another UNESCO city with its ancient ruins and lively markets. The sandy shores of Marina di Avola lie just a short drive away, while the natural beauty of the Vendicari Nature Reserve offers unspoilt beaches and wildlife. Further afield, guests can discover the charm of Modica and Ragusa, both renowned for their heritage, cuisine and distinctive Sicilian character.

      Pricing and booking information

      Pricing Information

      Pricing is calculated per property per night in GBP Sterling. Many destinations also require tourist tax to be paid. Tourist tax starts from approximately £2.50 per adult per night, and £1.25 per night per child aged 12-17 at time of travel. Children under 12 do not pay tourist tax. If tourist tax is applicable to the destination you are travelling to, this will be shown in the booking process. For tourist tax payable at time of booking, the cost will be added to your subtotal. For tourist tax payable locally, the cost will be shown at time of booking and on documentation.

      Booking Information

      A 30% deposit is required at time of booking. Full balance is due 10 weeks prior to arrival.

      If booking within 10 weeks of arrival, the full cost of the villa must be paid at the time of booking.

      Certain properties require varying payments for bookings. If payments required vary from those above, these conditions will be displayed below or advised at time of booking.

      Holding an Option on a villa

      Payment Information

      For online bookings, payment can be made by credit or debit card. Corporate credit card payments may incur a surcharge at time of booking. There is no surcharge for personal credit or debit card payments. All major currencies are accepted when paying online by credit card.

      Payment by bank transfer (In sterling or Euros), UK online banking or cheque in Euros or sterling can be accepted. Please Contact Us if you wish to make a payment in this way.
