    Set on the coastline in Sicily’s south east and within easy reach of the town of Avola and historic Noto, this refined seaside residence enjoys sweeping views across the Ionian Sea. Set over two neighbouring two-floor buildings, each with three bedrooms, the property blends contemporary comfort with a scenic setting, creating an inviting base for groups of friends or extended families travelling together. Accommodating up to twelve guests in total, it offers both sociable shared spaces and quieter areas for individual relaxation.

    The approach leads to a convenient parking area next to the villa. The main entrance in the front house opens into a bright open-plan living and dining space alongside a kitchen. Both buildings feature a ground-floor double bedroom with en-suite shower room and access to a shaded terrace. In each, a staircase leads up to the first floor, where two additional double bedrooms are arranged with en-suite facilities. In the front building, one of these rooms enjoys expansive sea views and access to a wraparound terrace, while another opens onto its own terrace space. The main living space in the front house opens directly onto a large covered terrace and outside dining space with barbecue, ideal for al fresco meals overlooking the sea, with large sliding doors creating a seamless flow between inside and out. Outside, guests can enjoy the landscaped gardens, two covered sunbathing areas with loungers, and a swimming pool positioned to make the most of the sea views. 

    A footpath from the pool area leads down to the sea, a small cove and the shoreline close to Lido Kairos where there are opportunities for swimming and dining by the sea. The surrounding region is known for its sandy beaches and remarkable baroque architecture, particularly in historic Noto, while the coastal town of Avola provides local charm and numerous amenities for tourists. Exploring the area by car allows guests to travel further to Syracuse with its wealth of  historic sites such as the Greek Theatre, culinary experiences, markets, museums and piazzas.

      Pricing and booking information

      Pricing Information

      Pricing is calculated per property per night in GBP Sterling. Many destinations also require tourist tax to be paid. Tourist tax starts from approximately £2.50 per adult per night, and £1.25 per night per child aged 12-17 at time of travel. Children under 12 do not pay tourist tax. If tourist tax is applicable to the destination you are travelling to, this will be shown in the booking process. For tourist tax payable at time of booking, the cost will be added to your subtotal. For tourist tax payable locally, the cost will be shown at time of booking and on documentation.

      All bookings subject to booking fee.

      Booking Information

      A 30% deposit is required at time of booking. Full balance is due 10 weeks prior to arrival.

      If booking within 10 weeks of arrival, the full cost of the villa must be paid at the time of booking.

      Certain properties require varying payments for bookings. If payments required vary from those above, these conditions will be displayed below or advised at time of booking.

      Holding an Option on a villa

      Payment Information

      For online bookings, payment can be made by credit or debit card. Corporate credit card payments may incur a surcharge at time of booking. There is no surcharge for personal credit or debit card payments. All major currencies are accepted when paying online by credit card.

      Payment by bank transfer (In sterling or Euros), UK online banking or cheque in Euros or sterling can be accepted. Please Contact Us if you wish to make a payment in this way.

      For cancellations up to 30 days before the arrival date, 50% charge.
